The project is about a commercial office building located in Limassol – Cyprus. The plot is situated next to the main highway which links Limassol with other cities, close by and fast access to the international airports of Larnaca and Pafos.

The main idea and functionality are expressed by a logic of emergent geometry that can fills and organize the program and needs of the users based on the flexibility of space, giving friendly office area that can be adjustable according to the employees needs and visitors. The Iconic view from outside is referred to new design techniques as the facade giving an appropriate effect and unique composition of elements that makes the building stand out from its surroundings.

The building orientation utilizes to create solid sides of the building and a glass curtain wall on the south side for the best possible living conditions, using south-east orientation for office spaces, limiting the openings on the west side. Discreetly metal shutters are smart placed horizontally as filters for the sun and control the south glass facade and ensure the unobstructed view of city and sea.

The main functions are developed in six different levels that take over a total area of 1188sq.m. The ground floor is the main entry lobby and reception area as well as the parking. The offices are organized in the next four floors as the heart of the building and the fifth floor, the sky deck with the breathtaking view of the city and sea for aerial business meetings and conference.

The shell designed to reduce energy consumption allowing the cold air circulation from the shady interior of the shell, cooling the façade and keeping out the summer’s heat. Low energy characteristics double glazed façade with shading and Building Management System is about to control, monitor and manage the energy of the building. Inside the office spaces will have raised floor and acoustic tiles for the ceiling.
